Clyde Hill lies serenely overlooking the glistening waters of Lake Washington just east of the city of Seattle. It was formed as a low-density residential community which over the years has produced an established large lot residential development pattern. Today the philosophy of the city is to retain and maintain its original spacious and wooded character and to remain a relatively small, simple and intimate community.  Clyde Hill demonstrates its commitment to things environmental and the quality residential areas, the parks, the views and natural landscape are all features the community fiercely maintains.

Clyde Hill was incorporated in 1953 and covers an area of approximately one square mile. It is known as one of the “Point Cities” on the Eastside’s “Gold Coast” and has a total land area of only 667 acres. The city is zoned single family residential with the exception of a gas station on the corner of 84th Avenue NE and Points Drive, and a Tully’s Coffee shop located on Points Drive and NE 28th Street.

Many activities are within easy reach of Clyde Hill residents. Cultural life is abundant with museums, opera, ballet, and performance theatre all very near. Personal activity opportunities such as golf, hiking, biking and boating abound. From the Cascade Mountains to Puget Sound, the great outdoors has skiing, whale watching, snowmobiling, sailing, snowshoeing and salmon fishing. Area local churches offer the opportunity for a vibrant spiritual life and community volunteer options are plentiful.

Clyde Hill is served by Bellevue Schools which are excellent by any standard. All four of the public high schools as well as the 6-12 International School are ranked by Newsweek in the top 1% of American schools because of their academics and Advanced Placement test taking. The district is also one of the most diverse school districts in the state with over 66 languages spoken. Many exceptional private schools from pre-k to prep school are also available to Clyde Hill children and Bellevue Community College, City University and the world class University of Washington are the foundation of the higher education opportunity in the community.

Clyde Hill is in the middle of a rapidly developing metropolitan area and although it is a separate incorporated municipality, it has the character, function and land use pattern typical of an established residential neighborhood usually found within larger cities. The town has the third highest annual per capita income per household in the Northwest Metroplex. It’s not surprising then, that homes are pricey and there is not an abundance of new construction.
